Why Park Home Roofs Are Different
You can’t treat a park home roof like a conventional house roof. The structures are fundamentally different.
Park homes sit on a steel chassis rather than concrete foundations. The walls are timber-framed, lighter and more flexible than brick or block construction. This means the roof structure has to work within tighter weight limits. Traditional clay or concrete tiles—the kind you see on most British houses—are simply too heavy.
Original park home roofs were typically finished with lightweight materials: profiled metal sheets, felt, or thin tiles designed for the purpose. These work well enough when new, but they don’t last forever. After fifteen or twenty years, most park home roofs are showing their age—and some are actively causing problems.

Refurbishment vs Full Replacement
Roof Refurbishment
Not every ageing roof needs replacing entirely. Refurbishment involves cleaning the existing roof surface to remove moss, algae and debris, then applying a protective coating system.
Modern roof coatings create a weatherproof barrier that seals minor cracks and prevents further deterioration. We finish with a silicone spray treatment that locks everything in place and provides long-term UV protection.
Best for: Roofs where the underlying structure remains sound and the existing covering, while worn, hasn’t failed catastrophically.
Full Roof Replacement
When a roof needs replacing, we strip everything back and build up a new system from scratch. We remove the old covering, inspect underlying structure, and replace any rotten or damaged timbers.
We use lightweight steel tile systems—typically Metrotile or Decra products. These look like traditional tiles but weigh roughly seven times less than clay or concrete equivalents. They’re pressed from high-grade steel, galvanised against corrosion, and finished with a stone-chip coating.
Warranty: Metrotile systems carry a forty-year manufacturer’s guarantee; Decra offers thirty years.

How long does a park home roof replacement take?
Most residential park home roof replacements are completed within 3-5 days, depending on size and complexity. Larger or more complex projects (additional drainage, extensive timber repairs) will take longer—we’ll confirm timings in your free site survey.
Can I stay in my home during the roof replacement?
In most cases, yes. The work is inevitably somewhat disruptive—there’ll be noise, activity around your home, and a period when the old roof is removed but the new one isn’t yet complete. We take precautions to protect your home’s interior during this vulnerable stage.
How much does a park home roof replacement cost?
Costs vary depending on the size of your home, the condition of the existing structure, and the specification you choose. We provide detailed written quotations following a site survey, with every element itemised so you can see exactly what you’re paying for.
What warranty do you offer?
All our roof installations carry the manufacturer’s guarantee on the tiling system—typically thirty to forty years (Metrotile offers 40 years, Decra offers 30 years). We also provide our own workmanship guarantee covering the installation itself.
Should I refurbish or replace my roof?
Refurbishment works well when the underlying structure remains sound and the existing covering, while worn, hasn’t failed catastrophically. If the roof timbers have rotted, if there’s extensive water damage, or if the covering has deteriorated beyond the point where coatings can help, replacement becomes the sensible option. We’ll assess honestly and recommend whichever approach genuinely serves your interests.
